What decides it is the slab: a dense dark granite can be close to non-absorbent, while a light, open one may want a sealer every year or two, and South Florida's humidity matters less here than the density of the stone you chose. The test is one you can run yourself. Put a tablespoon of water on the counter, wait fifteen or twenty minutes, and wipe it. If the stone underneath darkened, it is absorbing and it is time. If the water just beads and the stone is unchanged, leave it alone. On a dense slab, nothing, which is why blanket advice to seal annually is bad advice. On a porous one, the failure is not dramatic and that is exactly what makes it sneak up on you: oil is the problem, not water. Olive oil, butter, a greasy takeout bag left on the counter overnight will move into an open granite and leave a dark patch that looks like a permanent shadow. It is not a stain on top of the stone, it is inside it, and it does not wipe off. The good news is that it is usually reversible with a poultice, which draws the oil back out over a day or two, so an unsealed accident is a nuisance and not a replacement. Acidic spills are the other one: lemon juice and vinegar do not etch granite the way they etch marble, but sitting for hours on an unsealed light slab they can dull the polish. Wipe spills, run the water test twice a year, and that is the whole program.

Not as your everyday cleaner, no. Disinfecting wipes and most spray cleaners are either bleach-based or acidic, and both attack the sealer rather than the stone. The granite underneath does not care; what you are doing is stripping the impregnator out of the surface a little at a time, and then wondering six months later why a counter that never stained suddenly does. Vinegar, lemon, ammonia and generic bathroom sprays fall in the same category. What granite wants is warm water with a few drops of dish soap, or a cleaner labeled pH-neutral and made for natural stone, and a soft cloth rather than an abrasive pad. If you need to disinfect after raw chicken, wipe with soap and water first, then use a wipe on that spot and rinse it off. Occasional targeted use is not what wears a sealer out. Daily habit is.

Neither, and any contractor who answers that question without asking about your kitchen first is selling you what is in the warehouse. Granite is quarried stone: it takes direct heat, every slab is unique, and depending on the slab it may want an occasional sealer. Engineered quartz is ground stone bound with resin: it is non-porous and never needs sealing, two pieces of the same series match each other, and the resin can scorch under a pan straight off the burner. The real question is which trade you would rather make. If you cook with heat and you want the counter to be the piece of the kitchen people notice, granite. If you want two runs that match exactly and a surface with no maintenance conversation at all, quartz. The real downsides are three and none of them is fatal. Slabs do not match each other, so a kitchen needing two of them takes planning. Some granites want a sealer, which is a five-minute job you may do every year or two or never. And granite is heavy, so a 3 cm top on cabinets that were never built for stone needs the boxes checked first. As for outdated: what dated was a specific palette, the speckled brown and gold that was in every early-2000s kitchen, and not the material. What sells in South Florida now is lighter, quieter granite with soft movement, and leathered and honed finishes instead of high polish.
