Pine Island Ridge is not a name a developer chose. It is a real landform, and at its highest point it sits 29 feet above sea level, which makes it the highest natural elevation in Broward County according to the state management plan for the site that Broward County Parks administers under lease. The same document puts the protected area at 102.2 acres, records the Tequesta on it as far back as 4,000 years ago, and describes it as a Seminole campsite and refuge during the Second and Third Seminole Wars. European settlers arrived in the 1920s and worked it as citrus. What is left today, in the plan's own words, is a narrow upland hardwood hammock surrounded by single family homes.

Those single family homes are the point. The ridge stayed high and dry when the Everglades around it did not, which is why people lived on it for four thousand years, and it is also why the last thing built there was a subdivision rather than a drainage project. The neighborhood arrived late, all at once, and on the standard specification of its moment: a closed kitchen with a soffit above the wall cabinets, a bulkhead hiding a duct run, cabinet boxes of particleboard with a melamine face, and a laminate counter over a run that rarely exceeds thirty five linear feet.

That uniformity is worth more to a homeowner than it sounds. When every house on a street was finished in the same eighteen months, the failures arrive in the same order, and after enough of them you stop guessing. We know to look under the sink first and at the dishwasher return second, because that is where the box swells before anything shows on the door. We know the soffit is almost always hollow and almost never structural, which is the difference between a wall that opens for the price of drywall and one that needs an engineer.
