How Custom Cabinets Affect Resale Value in Davie

How custom cabinets affect resale value in Davie comes down to one uncomfortable fact: they raise what a buyer will pay, and they do not return what they cost. National figures put a full kitchen rebuild at roughly half its price back at resale, while a smaller job that keeps the existing boxes returns more than all of it. Custom cabinets are bought for the years you cook in the kitchen, not for the closing.

What the Cost vs Value Numbers Actually Measure

The most quoted number in this decision belongs to a job with a very specific shape, and the shape is what gets dropped. The Journal of Light Construction's major kitchen remodel is a 200-square-foot kitchen rebuilt with 30 linear feet of semi-custom wood cabinets, a 3 by 5 foot island, laminate countertops, new appliances, flooring and paint. In the 2025 national edition that job costs $82,793 and returns $42,130 at resale, which is 51 percent.

The scope matters, because it is not this page's subject. Semi-custom cabinets and laminate counters sit a grade below custom cabinetry, so that 51 percent is the return on a job cheaper than the one you are pricing. The report does not measure a custom cabinet kitchen at all. The figures are also national rather than South Florida, and they describe a market rather than this company's price.

The same report measures the job on the other side of the line. A kitchen where the boxes stay and the fronts, counter, sink and appliances are replaced costs $28,458 and returns $32,141, which is 113 percent. Same house, same street, opposite answer.

Why the Street Sets the Ceiling

An appraiser does not price your cabinets. They price your house against the houses that recently sold near it, and those sales set a ceiling that no amount of cabinetry lifts on its own. That is the mechanism behind the two ratios above. The smaller job returns more than it cost because it moves a dated kitchen into the range the street already supports. The larger one returns half because it pushes past that range, and the part that goes past has nothing to be compared against.

It is also why the same cabinets can be a good decision on one block and a poor one two miles away. Where every comparable kitchen has already been redone, an untouched kitchen is a discount a buyer will name out loud, and fixing it recovers real money. Where nothing has been touched, the first rebuilt kitchen on the street carries the whole cost of being first. Neither case turns on the quality of the boxes. Both turn on what the houses around it already sold for.

What a Buyer Actually Notices

Buyers do not open a drawer to check the joinery. NAHB asked more than three thousand recent and prospective buyers to rate over two hundred home features, and the five most wanted in a kitchen were a double sink, a walk-in pantry, table space for eating, a central island and drinking water filtration, each of them essential or desirable to more than three quarters of them.

Four of those five are layout and storage. Not one is a cabinet grade. That is the honest case for custom cabinetry at resale, and it is narrower than the case a cabinet shop usually makes: custom is what lets a kitchen deliver the pantry, the island and the drawer space when the walls will not take the widths a catalog carries. The buyer is responding to the pantry, not to the fact that it was built to order. Where a stock layout can give them the same pantry, it gives you the same result for less.

What This Means for a Davie Resale

More than half the houses in Davie were built before 1990 and the median is around 1987, so the kitchens on a given street tend to be the same age and to have dated at the same time. That cuts both ways. An updated kitchen still stands out here, and the comparable sales holding your ceiling down are houses with original kitchens. Older stock also costs more to keep: Harvard's Joint Center for Housing Studies found that homes built before 1980 drew 24 percent more improvement spending in 2023 than homes built since 2010, with maintenance running 76 percent higher. Some of that budget is not a choice, and it competes with the cabinets.

Common Questions

Are custom kitchen cabinets worth the investment in a Davie home?

If the measure is resale alone, no. The national figures run the wrong way as the job gets bigger, and the money does not come back at closing. If the measure is the ten or fifteen years you cook in the kitchen, that is a different question, and it is the one custom cabinets answer well. They earn their price when the walls will not take catalog sizes, or when the storage you need does not come in a stock width.

Do custom cabinets appraise higher than stock cabinets in Davie?

An appraiser works from comparable sales, not from a cabinet spec sheet. A kitchen that has been redone supports a higher number than one that has not, but there is rarely a line on the report separating custom boxes from semi-custom ones. What moves the appraisal is that the kitchen reads as updated and complete. What moves the buyer, and what moves how fast the house sells, is whether it works.

Should I replace my kitchen cabinets before selling my Davie house?

If the boxes are sound and the layout works, the job that pays for itself is the smaller one: new fronts, counter, sink and appliances, which the national figures show returning more than it costs. Full custom cabinetry ordered to sell spends money you will not recover at closing. Replace boxes when they have failed or when the layout has to change, not to stage a house you are leaving.
